What you actually need

  • Conventional loan: 620 or higher is ideal, but it can go lower with a bigger down payment
  • FHA loan: as low as 580, and sometimes lower with more money down
  • VA loan: no set minimum, though most lenders like to see 580 to 620
  • USDA loan: typically 640+

Here in SWFL, a lot of buyers are surprised to learn they already qualify. FHA is popular in this market because it makes it easier to get in the door without a ton of cash or a flawless credit history.

What if your score isn't there yet?

Don't spiral. A lot of the time we're talking about a few targeted moves, not years of waiting. Common quick wins:

  • Pay down credit card balances below 30% of the limit (this one moves scores fast)
  • Don't close old accounts, even if you don't use them
  • Fix errors on your report (they're more common than you'd think)
  • Avoid new debt or big purchases while you're getting ready to buy
